The Lakepark Homeowners Association was established on July 25th, 1985.
Before the developers of Lakepark Subdivision could even begin to build houses, they formed our corporation and filed supporting documents with the State of Louisiana defining the objectives, guidelines and restrictions of the subdivision.
The main purpose of the Lakepark Homeowners Association is to protect the property values and investments made by each homeowner and to maintain the common areas in the subdivision.
As an owner in Lakepark Subdivision, you are subject to restrictive covenants that run with your property. The obligation to pay yearly dues arises from the restrictive covenants; Specifically, Article VIII of the Articles of Incorporation of Lakepark Homeowner’s Association, Inc. in conjunction with Section VII 1, of the Declaration of Servitude’s, Conditions and Restrictions for Lakepark Garden Homes which specifies your obligation to pay assessments to the Lakepark Homeowner’s Association. These restrictive covenants give your board of directors the right to assess an annual fee for the upkeep and maintenance of the common areas and the subdivision in general. Furthermore, upon delinquency, the board has the right to file a lien against your home as satisfaction of the amount owed for the annual assessment. The board also has the right to seek judgment based upon the lien and foreclose upon your home and have it sold at sheriff’s sale to satisfy the personal obligation owed by you pursuant to the covenants and corresponding lien. The covenant also allows for the recovery of attorney’s fees incurred by the board in collection of this debt.
